MINUTES of the June 15th 2023 Meeting, Town of Rochester Zoning Board of Appeals, held via Zoom for Public Comment and Livestreamed on YouTube.
Chair Zurofsky called the meeting to order at 6:00 PM.
The Board Members stood for the Pledge of Allegiance.
The secretary did roll call attendance.

ZBA 2023-03 AV- Richard and Rachel Quenemoen
S/B/L 69.1-1-13 – 258 Whitfield Rd
Applicant has proposed a 24’ x 24’ garage within the 40’ require setback. Applicant is requesting a 28’ area variance. Parcel is +/- 1 acre.
The board reviewed the sketch submitted from the applicant and addressed concerns of national wet land, septic location, property setbacks, and possible relocation of proposed garage.
The board agreed to send a letter to the applicant addressing the following.
1. Updated map or maps including the following information:
a. Lines identifying the front, rear and side yard setbacks for the entire property.
b. Exact setbacks from the proposed location of the garage,
c. Precise size and location of the septic, and leach field
d. Distance from the front of the garage to the driveway and to the existing residence.
2. Is the size or dimension of the garage able to be adjusted in order to minimize or eliminate the need for a variance?
3. Any documentation such as photos, or information from builders or code enforcement, that speaks to the unsuitability of other areas of the property for the construction of the garage.
4. Ulster County Parcel viewer shows a wetland in the same area as the proposed garage. Please contact the DEC about the precise location of these wetlands.
5. Letter of agent from the trustees of the family trust listed as the property owner, authorizing you to apply on its behalf.
The board discussed with the applicant’s son their concerns and stated a letter would be drafted and sent to the applicant.
OTHER MATTERS:
Chair Zurofsky updated the board on possible upcoming applications.
