NOTICE OF HEARING

NOTICE IS HEREBY GIVEN, that pursuant to Law, the Planning Board of the Town of Rochester, will hold public hearings for the following matters at its meeting on Wednesday, October 12, 2022 commencing at 7:00PM at the Harold Lipton Community Center, 15 Tobacco Rd, Accord, NY 12404 and on Zoom.
PB 2021-07 SBD (Minor) – CDG Ridgeview – S/B/L 68.1-1-47 – TBD Ridgeview Rd.
Applicant proposes combination of two lots S/B/L 68.1-1-47 and S/B/L 68.1-1-48 (+/- 69.44 acres when combined). Combined lots to then be divided into a five lot subdivision. Parcels located on Ridgeview Road, Kerhonkson, NY (contiguous to 227 Ridgeview Drive). Parcel is in the R5 zoning district.

PB 2022-05 SBD (Minor) – Steven Cohen/Zali Win – S/B/L 60.3-2-2.100 – 1180 Queens Hwy
Applicant proposes the subdivision of the current +/- 7.1 acre parcel to make the following: Lot #1: +/- 3.793 acres and Lot #2: +/- 3.570 acres. Parcel is in the R2 zoning district.

PB 2021 -03 SBD – Vinci Farms c/o Claude Dal Farra – S/B/L 76.1-1-22.112 – 2 – 8 Old Pilgrims Way/Clay Hill Rd. Applicant proposes the division of (+/- 33.8 acres) into three lots. Lot one (+/- 6.1 acres) will maintain the existing recording studio use (PB approval 6/22/2010). Lot 2 (+/- 19.0) acres, lot 3 (+/-8.7 acres). Parcel is in the AR-3 zoning district.

PB 2022 -03LLI – Hennessey-Rubin/LaChance/Malone – SBL: 67.-1-14.100 – 32 & 24 Baker Rd.
Parcel is in the AR-3 zoning district. Parcel is +/- 1.22 acres. Owners of 24 Baker Rd. propose the conveyance of +/- .63 acres to the neighboring 32 Baker Rd. Applicant did not meet code for the minimum acreage requirements for the AR-3 district and has received conditional approval from the Zoning Board of Appeals for a variance.
