Applicant proposes the division of S/B/L 76.1-1-22.112 (+/- 33.8 acres) into six lots. Lot one (+/- 15.5 acres) will maintain the existing recording studio use (PB approval 6/22/2010). Lot 2 (+/- 5.2) acres, lot 3 (+/-3.6 acres), lot 5 (+/- 1.3 acres) and lot 6 (+/- 1.0 acres) are proposed each to contain an existing single family residences with well and septic. An additional lot 4 (+/-7.3 acres) is proposed for a single family residence (with well and septic). The subdivision is designed as a conservation subdivision as per 125-23 with a +/- 17.5 acre (51.8% of the total acreage) conservation easement ‘lot’. Parcel is in the AR-3 zoning district and located at 6 Old Pilgrims Way, Kerhonkson, NY with frontage onto Clay Hill Road, Kerhonkson, NY. Parcel is in the Ulster County Ag District, contains DEC known Trout Stream and UC Habitat Core lands along the rear interior of the parcel. The parcel further contains ACOE Wetlands (Ponds) and prime farmland and farmland of statewide importance) and is in the AP Overlay District.

8. PB 2020-0X SBD Pre Application

The applicant proposes the reconfiguration of four parcels into three parcels in a previously approved subdivision via (a) the combination of two parcels S/B/L 68.1-2-45.300 and 68.1-2-45.400 and (b) the adjustment of a lot line for S/B/L 68.1-2-45.100 reducing it from 14.27 to 10.05 acres to create one +/- 30.19 acre parcel, through a series of lot line adjustments. S/B/L 68.1-2-45.200 of +/- 5.8 acres is to remain as previously subdivided. The parcel located at 13 Van Tine Road, Kerhonkson, NY, S/B/L 68.1-2-45 into 4 parcels. The parcels are in the R-5 (rural conservation) zoning district and contains UC Habitat Core Lands of Medium Importance. The parcel was previously subdivided in 2020 (SBD 2020-01) thus the application is a re-subdivision of lands which per 125-12 constitutes a major subdivision. Single family dwellings with well and septic are located on two of the existing parcels.

The applicant proposes the division of S/B/L 68.3-2-14 (+/- 73 acres) into two parcels, one of 8 acres for a single family dwelling (which will require a Special Use Permit/Site Plan Review upon application for a building permit) and the remaining parcel of 65 acres to remain in mining. The parcel is located on Rochester Center Road, Kerhonkson, NY and is in the NR Natural Resources zoning district. Current use is a sand and shale mine and vacant woodlands. The proposed new parcel will be on reclaimed mine land, has an existing well and will need septic.

Applicant proposed the subdivision of a +/- 24.1 acre parcel S/B/L 76.3-1-20 into three lots: proposed lot 1 of +/- 5.7 acres, proposed lot 2 of +/- 12.5 acres and proposed lot 3 of +/- 5.9 acres. Parcel contains limited farmland of statewide importance at the front of the parcel. Parcel is currently vacant land and will require well and septic for each proposed new lot. The rear half of the parcel is Ulster County Habitat Core of Medium Importance and NYS DEC Core Forest Habitat with possible wetlands. The parcel is in a NYS DEC defined significant biodiversity area of the Hudson River Valley.

Additionally the applicant proposes the relocation of the spa from the previously approved site plan location onto the added acreage. Parcels are located in the AR-3 (residential agriculture) zoning district.

Applicant proposes the subdivision of parcel S/B/L 67-1-6 (+/- 59 acres) into three +/- 19 acre lots. Proposed lots one and two will have a shared drive with a right-of-way for lot 2 over lot 1. Parcel is in the AR-3 (residential agriculture) zoning district. Parcel currently contains a single family dwelling with well and septic. New lots will require well and septic. Parcel is located at 85 Baker Lane, Kerhonkson, NY. The parcel contains limited prime farmland at the front of the parcel, federal freshwater emergent wetlands with NYS DEC identified Riparian Buffer lands at the front of proposed lots 2 and 3, and an unnamed NYS DEC identified stream at the front of proposed lot one. UC Habitat Core Lands of Highest quality are at the rear 1/3 of the parcel and NYS DEC Core Forest Habitat of the top 1% cover 2/3rds of the parcel. The parcel is in a NYS DEC defined significant biodiversity area of the Hudson River Valley; is a know DEC area for rare terrestrial animals and an Audubon important bird area.
